Our First Meeting

In our first meeting we usually come visit you at your home to discuss your plans and goals, explain to you how the selling process works and provide you with expert guidance on how to 'best prepare' your home to maximise your potential sale price.

Together, we then walk through your home and thoroughly assess its condition while outlining strengths and identify area's where you may wish to consider potential changes. This allows us to offer you advice such as home styling tips, presentation, property maintenance and worthwhile upgrades that will make a difference to your sales result.

Our advice and recommendations provide you with clear direction on what changes you should do before the sale and what things are best left to the new owner. 

We will also provide you with a detailed report on where your properties value lies in the current market in the form of a market appraisal. This will detail how to best advertise your home to buyers and what to expect during the process of selling your home.

Showcasing Your Property

Once you have prepared your home and you are happy with moving forward - it's time to show it off. 

How your home will photograph and present on the online real estate websites and in the local paper is extremely important. Over 80% of buyers will view your property online first, so it's crucial we use professional photo's and supply a high quality floor plan with room measurements to allow buyers to understand the space that is on offer.

Potential buyers search for homes and form opinions based on visual appeal. The market appeal of your property determines how much interest your home will receive and this generally relates directly to the sale price.

We work with our professional photographer to capture the best possible images of your property which allows us to showcase your property in its best light. This ensures that buyers see your properties true potential and leaves them wanting to inspect it from the moment they see it.

You will need to allow 1-2 weeks for preparation of your marketing campaign to book the photographer and to organise your 'contract of sale' through your chosen Solicitor or Conveyancer. Once this has been completed we can then start your sales campaign.

We provide you with our assessment on each of the potential purchasers, the strengths and negatives of each potential buyers offer and work with you to assess which buyer suits your needs best.

This is in fact where all your hard work in preparing and presenting your home pays off. A great outcome is a result of that hard work, combined with our ability to negotiate on your behalf to achieve you a price that will help your next stage in life.
